Energy and Infrastructure Valuation
29 valuation methods · 43 industries · Results in under 10 minutes
In short
Energy and infrastructure assets are valued on how they earn: a contracted power project on the debt its cash flow supports, a regulated utility on its rate base and allowed return, a data center on its operating income over a cap rate, and a mine on its reserves.
How businesses in this sector are valued
VA picks the model from how the asset earns. A contracted solar, wind or battery project is valued from the debt its cash flow supports and what is left for the sponsor's equity. A regulated utility is valued on its rate base and the return its regulator allows. A data center is valued as income-producing property, on net operating income over a cap rate. A mine or other extractive asset is valued as a stream that ends when the reserves run out, with reclamation costs subtracted. Environmental services companies are valued on their earnings: a smaller one mainly on seller's discretionary earnings times a multiple drawn from small-business transaction data, alongside a discounted cash flow, comparable companies and precedent transactions, and a larger one on those three alone. Contractors that build solar farms, wind projects and power lines are valued like other contractors, on their earnings, and waste collection and water services companies like other environmental services companies.
Guides in this sector
Project Finance
Size the debt a contracted solar, wind or battery project can carry against a coverage target, then value the sponsor's equity from the cash left over.
Regulated Utilities
Value a regulated water, gas or electric utility on its rate base and the return its regulator allows, with a haircut when it persistently earns less.
Data Centers
Value a data center on its net operating income at a market cap rate, checked against a cash flow model, public comparables and comparable transactions.
Mining & Resources
Value a mine, quarry or producing well on reserves and netback: a finite cash flow to depletion, less closure cost, never a perpetuity multiple.
Environmental Services
Value a remediation, compliance or environmental services company on its earnings, with contracts, permits and recurring work read as buyers do.
Waste & Water Services
Value a waste collection, recycling, septic or water treatment services company on its earnings, with routes, contracts and equipment read as buyers do.
Power & Renewables Contractors
Value a contractor building solar farms, wind projects, substations or power lines on its earnings, with backlog, bonding and customers read as buyers do.
Infrastructure
How infrastructure is valued and which model fits: debt capacity for a contracted energy project, rate base for a utility, cap rate for a data center.

Frequently asked questions
How is a solar or wind project valued?
From the debt its contracted cash flow can support at a target coverage ratio, and what is left for the sponsor's equity. Only the contracted period is valued.
How is a regulated utility valued?
On the earnings its regulator allows: the rate base, the equity share of it, and the allowed return on that equity.
How is a mine valued?
As an asset that runs out. Its cash flow is discounted over the life of its reserves, with nothing assumed after they end, and reclamation costs are subtracted.
Are toll roads and concessions covered?
No. They are not modelled and need a specialist valuation.
